Your mom's house holds wonderful childhood memories, and you are thankful that she has a safe place to shelter during serious storms. However, you know that this last storm seemed worse than her community has dealt with in the past. Make sure to check her roof for these signs of potential damage so that you have time to help her get it repaired before the next seasonal storm hits her area.
Watch for Granule Erosion
Asphalt shingles have granules on the surface that give an extra layer of protection from the weather elements. Over time, strong winds, abrasion from tree branches and hits from hail can all cause the granules to come loose. Check in the gutters and along the exterior parts of your mom's home for signs that granules are being swept off of the shingles. You might also be able to spot bald shingles from the ground. When you notice large amounts of granules missing, arrange for roof repairs to replace shingles that are no longer functional.
Look for Missing Shingles
A professionally installed roof can last anywhere from ten to twenty years depending upon the type of shingles that are placed. However, it is common for high winds to cause shingles to fall off. Once a shingle is missing, it is only a matter of time before your mom's roof starts to leak. Always arrange for a roof repair even if it is only one shingle that is gone to prevent having to replace the wood that lies underneath the shingles.
Inspect the Flashing
The metal flashing that lines the edges of your mom's roof and is placed along chimneys and vents plays an important role in preventing roof leaks. Over time, these parts of the roof are also capable of being pulled up by high winds. Also, hail can cause dents and cracks to form in the metal. Rusted or corroded metal flashing components should also be replaced as soon as possible.
Check Indoor Areas
If the storm damage was bad enough, then you may also find water leaks already occurring indoors. Head to the attic and any upper level floors to look for water spots on the ceiling. If you see rotting wood or water stains, then this is a sign that your mom's roof has sustained serious damage that requires attention.
